Roof and gutter maintenance might not sound glamorous, but a few minutes of prevention now can keep costly repairs—and frustrated tenants—off your plate when winter storms blow through.
Here are three quick checks you can do this fall to make sure your rentals are ready.

1. Inspect Shingles and Flashing
Texas weather is unpredictable. One day it’s sunny and warm, the next a cold front barrels through with high winds. Over time, that kind of punishment can loosen shingles or crack the metal flashing that seals around chimneys and vents.
Grab a pair of binoculars and do a ground-level scan. Look for missing, curling, or cracked shingles. Pay attention to flashing around skylights, chimneys, and roof edges—small gaps can lead to water intrusion that shows up as ceiling stains inside the property.
If you see anything suspicious, it’s worth having a roofer take a closer look. Catching a problem early almost always costs less than waiting until water damage forces your hand.
2. Clean Gutters and Downspouts
In our Fall Roof & Gutter Checklist feature, we stressed the importance of keeping water moving away from your property. Gutters clogged with leaves or debris can back up, sending rainwater under shingles or down exterior walls. That’s an open invitation for rot, mold, and even foundation issues.
Before winter, make sure gutters are clear and securely fastened. Flush downspouts with a hose to confirm water flows freely away from the building. If tenants are responsible for yard upkeep, this is one area you’ll still want to handle yourself or hire out—because the risk of roof damage is just too high.
3. Check Fascia and Soffits
The fascia boards (just under the roofline) and soffits (the undersides of eaves) are easy to overlook, but they’re critical to roof health. Cracked or rotting fascia can let moisture creep in, while damaged soffits may signal ventilation issues that trap heat and humidity in the attic.
Walk the perimeter of your rental and look for peeling paint, soft spots, or gaps where critters might squeeze in. A little wood filler or a quick paint job now can extend the life of these components and protect your roof system as a whole.
